  • Availability varies by room or apartment. Please inquire about bicycle rental.
  • An initial supply of toilet paper is provided; please arrange replacements.
  • The following are not provided: shampoo, conditioner, soap, dishwashing liquid, kitchen sponge, toothbrushes, and towels. Guests should bring their own.
  • Wi-Fi is not universal: free Wi-Fi is stated for Lake Land Bentenjima and Lira Hamanako, while Flection Hamamatsu has no internet.

    Check-in 2:00 PM – 6:00 PM
    Check-out 4:00 PM

    *Please inquire beforehand if you plan on checking in after 6:00 PM.
    *If you check out after 4:00 PM, you will be subject to an additional charge.

  • The shortest term of a contract

    The shortest term of a contract is more than 3 nights.

  • Charges

    The charges will depend on the apartment and the number of guests. Please inquire about the desired apartment and apply. Room charge includes (room cleaning fee after check-out,electricity,gas,water service,consumption tax)

    *For children aged 12 and under, an additional fee of 1,000 yen per child per night applies.

  • The documents which you must submit

    All guests will need to submit a copy of their passport (acceptable via e-mail).

  • Payments and cancellation policies

    Please pay the full amount in Japanese yen, in cash or by credit card, at check-in. Please let us know in advance if you need a receipt.

    *Cancellation policies are as follows.
    If you cancel by the day before check-in, a cancellation fee of 10,000 yen per room applies.
    If you cancel your reservation on day of check-in onwards, we will demand full amount.
    To cancel your reservation, please contact us by email.

  • Extending reservations

    We can receive extension for more than one night. However, additional charges apply. Please contact us for more information.

    *Due to the other customers reservation, we may ask you to change rooms.
    If you want to extend , please inform us to extend reservation as soon as possible.

  • Halfway termination of contract

    We don't receive other reservation to secure your room.
    We can't refund the rates remaining if you the contract halfway terminate.

    *From the beginning, please confirm the number of days of stay if possible.

  • Cautions during your stay

    ・In principle, guests will be limited to the person himself who you proposed in the first.
    ・We can not allow that you halfway change the guests.

    * You can not use electricity, gas and water service unlimited.
    If the usage is remarkably higher compared to the usage that we would normally be expect, there is a case where we may demand extra charge. Please pay attention.

    * Before you go out of room, in order to prevent a fire or accident, please turn off the air conditioning and lighting and close a tap of water service surely.

    *For privacy protection, we do not enter your room till your departure date. During your stay, please clean the room with a vacuum cleaner and the detergent and cleaning utensils.
    If dirt of indoor is terrible remarkably, damage, loss, etc. of equipment and facilities by intentionally negligence of resident, there is a case where we demand or an additional cleaning fee.
    *We provide two sets of bed sheets for exchange.
    During your stay, please wash and exchange your bed sheets.

    * Customers who wants to rent a parking, please contact us.
    * Customers who wants to rent a bicycle, please contact us.

  • A prohibition clause and an exceptions clause

    We forbid to breed pet in the room.
    ・An exception clause
    We will end the use of the room, if all or most of our apartments will be unavailable for natural disasters.
    You can use parking at your own risk. We are not responsible for any damage, theft or disasters. Please do not leave any valuables in the car.

AYes. The minimum stay is 3 nights, and both weekly and monthly stays are available.

AYes. All apartments are fully furnished with furniture, home appliances, kitchenware and bedding, so you can start living there right away.

QCan I get a refund if I leave early?

AWe are unable to refund the charges for the remaining period if you end your stay early for personal reasons, as we decline other reservations to secure your room. Please book only the dates you are sure to stay.

QWhat is your cancellation policy?

AA cancellation fee applies, as we decline other reservations to secure your room.
・Cancellation by the day before check-in: 10,000 yen per room
・Cancellation on the day of check-in: the full amount for the entire booked period
To cancel, please contact us by email within our business hours (9:00 AM – 5:30 PM).

QCan I use electricity, gas and water without limit?

ANo, usage is not unlimited. If your usage is significantly higher than normally expected, we may charge you for the excess. To prevent fires and accidents, please turn off the air conditioner and lights and close the taps when you go out.
